Big Southland farm for sale

Mt Egremont, a grazing and finishing farm in Southland, is for sale for the first time in three generations.

The farm in Wyndham Mokoreta Road, Wyndham, incorporates three properties on 10 titles over 1198 hectares.

It operates as a dairy grazing support unit with lamb and beef finishing in spring and summer.

Bayleys Southland salesman Hayden McCallum aid the property is 16km east of Wyndham, which serves as a central hub for the surrounding districts Edendale, Seaward Downs and Tuturau.

“Known as the Mount Egremont Farm, the land for sale is a diverse mix of terrain, with 870ha of easy-rolling paddock, 215ha of forestry and pockets of native bush.”

“There is substantial infrastructure to support the operation, including a large workshop, covered yards, stock-handling facilities, extensive lanes and a professionally designed water system.

“A gravity-fed water system is supplied by two springs with a back-up supply at the creek as many of the water-ways have been fenced off. This, along with a significant forestry estate, make it an environmentally friendly property” he said.

“Strategically placed central lanes throughout the property’s 152 subdivided paddocks allow for efficient stock movement and there are 21ha of deer fencing on the south side of the property.”

Farm owner Simon McRae said the farm strategy has always focused on the low-cost wintering system and using the farm’s established relationships and reliable summer growth rates.

“An advantage of the current approach is the flexibility to respond to seasonal or price fluctuations.

“There is considerable latitude to alter stock classes and their numbers to utilise the feed grown.

“The existing relationships and contracts also provide some stability for our budgeting. It's a versatile property so we’re not overly reliant on any one stock policy” McRae said.

“Over the past 15 years we have prioritised pasture renewal, capital fertility applications and extensive subdivision to improve animal performance and production. Recent soil tests confirm good nutrient levels across the property to capitalise on the reliable climate.”

The main homestead is modern with five bedrooms.

There is also three-bedroom cottage with a double garage.

“Rainfall in the area is significant, with precipitation even during the driest month and an annual rainfall of around 1099mm. Consistent rainfall throughout the year ensures there are no issues regarding grass growth, water supply or drought.”
