The farm is situated 200km east of Melbourne in the Macalister Irrigation District which is serviced by Lake Glenmaggie and fed from the Macalister River as well as the Thompson, Latrobe and Avon rivers. Dairying is the predominant agricultural activity in the region, although vegetable production has increased in recent years

Paul Bourke from Gippsland Real Estate described the property as a model dairy farm that was "as good as it gets" in the Macalister Irrigation District.

"The property is all laser graded and has an outstanding water entitlement of 205 megalitres of high security water and 200 megalitres of underground water serviced by an electric pump and motor. And the pastures are magnificent."

A 15-aside double-up herringbone dairy has cup removers and a vat capacity of 6800 litres, while two silos and a crusher are used for feed. The model dairy farm also has a renovated four-bedroom house in an attractive garden setting.
