An ideal starter farm within easy reach of Hamilton has a built-in support unit and is for sale at $3.85 million.

Mike Fraser-Jones from Bayleys Waikato said the 115ha farm milked 185 cows on 72ha and has achieved 72,350kg milksolids (MS) with about 120 tonnes of meal and the rest from supplements made on the farm.

About 200 bales of grass silage is made on the farm and up to 700 conventional bales of hay, with 4ha sorghum also grown and baled.

Within 15 minutes of Hamilton and Cambridge, the farm spreads over about 50ha of flat to gentle-rolling contour with the balance rising to medium hill. A little more land could be brought into the milking platform, Fraser-Jones said.

"With production of 72,350kg MS off 72ha and all replacements and beef cattle run on the farm, this is a good business unit."

The farm is fenced into 57 paddocks with access races to those on the milking platform. Specimen trees and pine belts scattered around the farm add to its appeal.

Water from a spring is pumped to tanks then gravity-fed around the farm. The 14-aside herringbone dairy and two houses on the farm are supplied with filtered bore water which could also be used as a farm backup.

"It's all pretty well set-up and some young guy could come in and push the boundaries a bit more. It's a really good starter farm in a good location."
