Lovely lifestyle in Victoria

Avatar photo
Situated on the banks of the Murray River in the Perricoota district, this 526ha dairy farm offers great return on investment and the lifestyle option of being located only 18km from Moama-Echuca in northern Victoria.
Reading Time: 2 minutes

This is a well laid-out property with good quality silt loam soils and is divided into 89 main paddocks. The centrally located 50-bail rotary dairy, with auto cup removers, full ADF system, auto draft and an 18,000 litre vat, also has storage for 1000 tonnes of grain, including a crusher and inline mineral dispenser, and a 650-cow rectangular yard with flood wash. To complete the picture there are fantastic facilities including onsite office, lunch room, toilet and shower.

The farm is milking 630 cows and producing about 350,000kg milksolids while carrying young stock, dries and heifers.

400ha of the property is set out for irrigation, being mainly 4ha paddocks, 8-10 metre races and very good irrigation outlets which means the farm waters efficiently and quickly and is 100% recycled.

Included in the price is the irrigation water entitlement which is pumped directly from the Murray River through four high-volume pumps, allowing the owners to irrigate whenever they choose and control their pasture and crop production.

The balance of the property is cropping country which supports the fodder requirements of the dairy farm. Fodder is generally fed back to the herd on one of the two feedpads that are set up alongside the silage bunker area in the centre of the property.

With several pockets of scattered bush, the farm is aesthetically pleasing while providing shade for the stock over summer. The property has a good range of outbuildings including hay, calf, and machinery sheds along with two good family homes.

This farm currently has a milk contract in place and as the vendors are retiring it is available as a full going concern including cows and plant. It’s hard to believe you could buy a farm with land, buildings, and water for the asking price of AU$3.7 million.
