Water to spare

In a reliable rainfall zone of Australia’s Upper Murray District, a 216ha dairy farm with outstanding pastures and first class infrastructure is for sale, with a further 120ha available for lease.

Owned by the Whitehead family since the 1850s, Morella spreads from fertile creek flats to reliable basin country and then low hills that make good heifer country.

“In effect, this is the first time it has been placed on the market in a very tightly held district,” Tim Ward from Paull and Scollard Real Estate in Albury said.

The family developed the dairy farm in 1972 and built the latest dairy, a 12-aside swing-over herringbone, in 1998 with Larson gates and Christopher bales. A new site has been established with room for expansion so that it could incorporate a 30-aside swingover dairy. In the meantime this is used as a hay barn.

Morella has an abundance of water from a bore and large capacity storage dams, plus 34 megalitres of water entitlements so that up to 100ha of the farm can be irrigated, Ward said.

“There’s also the permanent Wabba Creek which runs through the property and all the dams are interconnected which guarantees an extremely reliable water supply for stock.”

Shade and shelter have been well planned for stock as well, Ward said, with tree plantations established throughout the property. Also well planned are the strategic lanes that have been set up throughout the farm to provide ease of management to move cows between paddocks and the dairy.

“Morella also has an excellent fertiliser history which is demonstrated by its outstanding improved pastures that are a clover-rye mix. The property has always been able to produce its own fodder supplies with hay and silage reserves.”

The homestead was built in the 1920s and has had several renovations and extensions so it now has a modern open-plan feel, while retaining a wide front verandah. An established garden surrounds the home, with a full-sized tennis court.
