A 200-cow Northland dairy farm with production in the top 5% for the region and close to Whangarei is for sale at $1.65 million.

Nicky Reid from Farmlands Real Estate says the owners have worked hard to get their 84ha farm really tidy and are reluctant to sell, but it was always going to be a stepping stone and now is a good time to make the move.

In the past three seasons the farm has averaged 77,000kg milksolids (MS) from 75 effective hectares which works ut at 1026kg MS/ha and in the region’s top 5%.

“It’s heavy soil and the vendors have done quite a bit of laser draining and pasture improvement,” she says.

“The brown rock races are smooth, the effluent ponds were new two years ago and built above the required capacity – 13,000 litres instead of 10,000l.

“The herd is split calving for an autumn-milk contract and the feedpad is ideal as it holds one of the herds and is located above the ponds.”

Not far from the tidy 20-aside dairy sits a good four-bay implement shed with an enclosed bay, the calf shed and the feedpad where palm kernel is usually fed.

Some silage is made on the farm and two to three paddocks are usually sown in summer crops.

A comfortable modern home makes it attractive to staff, especially as it is only 24km from Whangarei and handy to several good schooling options.

Most of the farm lies on an easy slope with about 10-15% on gentle hill and underneath is Wharekohe silt loam. Soil tests show the Olsen P levels at optimum levels or above.

The water supply from the Whatitiri Community Water Scheme is reliable at minimal cost and is stored in three reservoir tanks before being gravity-fed through 25mm water lines to troughs in all paddocks.

The vendors have a larger sharemilking job nearby, so have a contract milker in place for the 2016-17 season. They would prefer to keep the herd, but its sale could be negotiable.

“It’s a top-quality farm in a traditionally strong dairying area – a turnkey operation ideal for a couple or one-person management. Somebody can just walk in and keep producing.”
