A tidy 170 hectare West Coast dairy farm, admired by local dairy farmers, is for sale as either one or two units.

Located 30km inland from Hokitika at Kowhitirangi, the farm owner bought the neighbouring farm to expand the dairy operation and now milks 380 cows that produced 160,611kg milksolids last season.

The farm is for sale at $4.715 million or can be sold in its separate titles of 91ha at $2.565 million and 79ha at $2.150 million, with a house and farm buildings on each.

Greg Daly from Greg Daly Real Estate described the farm as one of the tidiest in the area, with nothing to spend on facilities.

"He's pretty much on top of everything with good improvements, good homes, and good dairy. There's not many good-quality 400-cow or first farms around."

Young stock are grazed off the farm but the cows are wintered on the free-draining river silts over schist gravels that are considered some of the best dairy soils around, Daly said.

A gravel-based feedpad with concrete feed troughs is used for the cows through winter and spring, while five stand-off areas gave plenty of options.

The dairy is a 36-aside herringbone with Reid plant and new meal feeders with a yard for 400 cows. As well as a new five-bay calf-implement shed, the farm has a three-bay shed with a lock-up concrete-floor workshop, a large haybarn and storage shed, and a fertiliser bin with a roll-off roof.

About 200 bales of balage are made on the farm and 6ha of winter crop has included rape and turnips in the past. Two hundred bales of hay are bought in and a meal mix was fed to the cows last season, while soya hull is being fed this spring.

The farm is available as a going concern and includes 320 mixed-age cows, 78 rising two year olds and 80 yearlings.

Each title has its own house, with a three-bedroom plus office home set in landscaped grounds on one and a three-bedroom split brick home on the other.
