Tidy West Coast option

A first farm opportunity close to Hokitika on the West Coast has the local primary school right next door and a cottage that is rented out for $150 a week.

The 86ha farm produced 83,899kg milksolids last season from 180 cows and is operated by a husband-and-wife team who don't need to employ staff, so they rent out the farm cottage for extra income.

Shari McLaughlin from Farmlands Real Estate said the farm was for sale by negotiation and included shares, with the option of purchasing the crossbred herd separately.

"Most people ask me about location and the local school and this farm ticks those boxes. The dairy is tidy and well maintained and it has a number of barns. It's a good shape with a couple of rectangles added together."

Half the cows are wintered on the farm and the other half head to a leased block. Last season 135 tonnes of meal was fed in troughs on the standoff for the cows to eat as they came in for night milking, while the season before they were fed meal only until the end of artificial breeding.

Surplus grass on the farm is turned into 55 bales of silage each year, while two units of straw and two units of hay are bought in as extra supplementary feed.

Part of the farm has been humped and hollowed and McLaughlin said a small area could be improved with further development.

A well-maintained 22-aside herringbone dairy has a 200-cow yard leading into it and a two-pond effluent system taking waste away from it. Along with a calf shed, the farm sports a five-bay implement shed, a large workshop and a two-bay lockup shed.

A spacious four-bedroom home has a renovated kitchen and bathroom, while the one-bedroom cottage provides the option of rental or staff accommodation.
