Springs make for a hot property

Production gains are possible on a 222ha dairy farm in the Waikite Valley south of Rotorua, that winters 500 cows as well as calves.

“It’s an excellent farm with quite a bit of upside,” Graham Beaufill of Bayleys Rotorua said. “The vendors run a traditional system with stock wintered on, so there’s production gains in farming techniques.”

In the past three years the farm has averaged 461 cows and produced 159,500kg milksolids, while about 470 cows and 100 heifers have been wintered on the property. This winter 500 cows and 40 yearlings were wintered. As well as wintering stock, calves are usually carried through until May and the farm produces its own supplements – between 80 and 120 tonnes of stack silage and 80 to 100 bales of either hay or baleage.

Between 12ha and 15ha are put into turnips for summer feed each year and then sown into new pasture on the farm that Beaufill described as a good mix of contour. About 65% of it is flat to very easy country, with the balance easy to undulating.

Leading out from the dairy is a network of farm races formed from onfarm materials that lead to the 122 paddocks, while the dairy itself is a 36-aside herringbone refurbished seven years ago with a recently added Protrack drafting system.

Few dairy farms can boast natural warm springs, but this one has hot and cold streams meeting on the northern boundary that produce temperate swimming holes. An onfarm dam has been constructed to take advantage of hot and cold springs. Two hydro cells driven by hot water pump cold water to two tanks for the farm. As well as the springs, the farm has two bores which also supply water to neighbouring lifestyle blocks and that adds another source of income.

The farm is operated by a 23% sharemilker who Beaufill said is interested in staying on with a new owner. Accommodation for owners and staff is catered for in the three dwellings that each have three bedrooms, with a sleepout attached to the garage of the main house.
