After years of development, an Inangahua dairy farm on the West Coast is beginning to show its true colours and achieving good production per hectare on a predominantly grass-based system.

Now for sale at $4.8 million plus GST, the 199ha farm has a milking platform of 181ha and a target of 185,000kg milksolids (MS) this season from the 430-cow herd.

That's with half the cows wintered on the farm and up to 200 bales of silage made to feed through the season. In the past, palm kernel has been bought in to feed through spring till the end of mating, but this year 200 tonnes is being fed throughout the season with good results.

Shari McLaughlin from CRT Real Estate said the owners had developed much of the property out of bush and there were still areas around the edges where improvements could lift production further.

"It's been a labour of love really. A lot of regrassing has been done because it's a developing unit and that's why production keeps increasing each year."

In the 2010-11 season it produced 150,886kg MS, then jumped to 178,390kg MS the following season. Last year it dipped to 163,317kg MS during the driest year on record, but this year it's on target for 185,000kg MS.

"It's a good shaped property on free-draining river silts and gravel, so it copes well with the rain. The biggest thing here is we have a fairly consistent rainfall compared with other areas in the country."

The farm has a river boundary, but McLaughlin said the land rose up into terraces so only 15ha was affected by short-term surface flooding.

Up to 5ha is planted in winter crops, predominantly turnips, for the cows that are wintered on the farm, with calving commencing August 4.

The dairy is a 17-year-old 42-aside herringbone with a bore beside it providing water, while a two-pond system nearby collects effluent.

Among the other farm facilities are a new four-bay barn, another two four-bay barns, a two-bay barn and a new fertiliser bin.

A four-bedroom home has been recently renovated and a second home is a three-bedroom weatherboard cottage.

"The farm has good production, but it's not a model unit because it still has areas around the edges to be tidied up. It's well set up though and is well worth a look."

The sale price includes 155,304 transferable Westland Milk Product shares. The herd is also available at valuation. For further information contact McLaughlin on 0800 278 583 or 0272 666 850.
