Scale and location

Those two valuable words, scale and location, sum up a 180-hectare dairy farm near Greymouth that is for sale with a 15ha support block nearby for $5.2 million.

The farm is only 30 minutes from Greymouth on the gentle terraces of the Grey Valley, where it is tucked against the foot of the Paparoa Ranges to ensure a consistent summer rainfall.

River gravels and silts with some clays lie under the terraced flats which have a small area of native trees in a QEII reserve.

At the peak of the season the farm milks 450 cows and has a three-year production average of 186,000kg milksolids (MS).

Last season, cows were fed 2kg of meal a day until the end of mating before dropping to 1.5kg and the year before 2kg of meal throughout the season, whereas this year 120 tonnes of palm kernel has been bought in as a cheaper alternative.

The 38-aside dairy is set up with a meal feeding system that gives it options during higher payout seasons and is centrally located for ease of management.

A Protrack drafting system is installed in the dairy which has a 500-cow yard leading into it and a new effluent system attached. This system has timed stormwater diversion and 28-day storage for the liquid effluent which is irrigated onto paddocks via a travelling irrigator.

Shari McLaughlin from Farmlands Real Estate says both the effluent system and underpass are brand new and the rest of the farm infrastructure has been upgraded to where it needs to be and is well maintained.

All cows are wintered off the milking platform and spend time on the support block as well as a leased block.

On the support block 374 tonnes of chopped silage has been put in the pit, with a second cut of similar amount. Once silage is in the pit, the pasture is shut up for winter and this year will have about 3000kg DM/ha that is available for sale.

In-calf heifers head back to the farm from grazing in July and this year 4ha of rape has been planted for them instead of the swedes and kale grown in previous years.

A large multi-purpose shed is one of many support buildings that cater for calves, storage and implements.

Completing the farm are two homes that each have three bedrooms.
