Safe investment for first farm

Some of the highest-producing soils on the West Coast sit beneath a 158ha farm for sale near Reefton that has the affordability and the hard work done to make it an ideal first farm or investment prospect.

The flat contour of the farm stretches over a rectangular shape with a central race leading to the dairy in the middle. Of the total farm, 117ha is effective grazing land and this season it is milking 325 cows.

Lying 15 minutes from Reefton and about half an hour from Westport, the farm has had considerable development that would enable further production gains, Greg Daly from Greg Daly Real Estate said.

“They’ve planted a lot of winter crops for wintering cows on and those have gone into new grass and it’s all on good, high-producing Ikamatua silts and loam. All the hard work has been done for someone to come in and capitalise on it.”

Production has been climbing, with 104,700kg milksolids (MS) from 305 cows achieved last season and a budgeted lift to 110,000kg MS from 325 cows this season.

The farm winters 250 cows and has 8ha of kale and turnips in the ground for them. It also produces between 100 and 150 bales of balage to add to the 300 bales of straw bought in, plus 15 tonnes of molasses that is fed in the dairy and 50t of palm kernel fed through spring in portable feed bins.

At $3.2 million, Daly said the farm posed a safe investment and was available as a going concern with its typical West Coast crossbred herd. About 250 cows are available, as well as 70 rising two-year old heifers and 70 rising one-year old heifers.

Calving begins on August 1, with cows milked through a 24-aside herringbone dairy with room for 28 sets of cups. It’s set up with a molasses feeding system and Alfalaval plant, while beyond the dairy is a good range of sheds to cover all the farm’s needs, and two homes.

“It’s a typical coast farm that isn’t maxed out, so it still has a bit of potential in it. And it’s one of the higher-producing areas due to the soils and a good climate.”
