Ready to reap rewards

A conservatively-run farm in a high-producing area of the West Coast achieves 100,342kg milksolids (MS) from 300 cows and is for sale at $3.6 million.

Located at Inangahua, the farm covers 174 hectares including 152ha effective, with 120ha making up the milking platform. It gives it scope to be semi self-contained. When young stock head off in May, the R2 heifers return for winter and last year 250 cows were wintered as well.

Greg Daly from Greg Daly Real Estate said the pastures were just realising their potential following a major regrassing and fertiliser programme that has put half 50% the farm into new pasture.

Regrassing follows a 16ha crop of kale that is grazed through winter, with ryegrass straw bought in as supplement. In spring, 100 tonnes of palm kernel is fed to the cows and surplus spring growth is cut for balage that usually adds up to 300 bales.

Above ground, the farm is a mix of flat and terraced land, while below the surface lies Hokitika river silts, Ikamatua glacial terrace and Mai Mai stony loam soils.

At the core of the farm is the 31-aside herringbone dairy that has had recent renovations. The 330-cow yard leading into it has a backing gate. Beyond it sits a seven-bay shed with five of those bays used for calf rearing, while the other two have concrete floors. There's also a haybarn and lean-to, an old dairy, an implement shed and a 25t fertiliser bin with a roof.

Crowning the farm is an attractive two-storied villa with five bedrooms and a modern kitchen and bathroom, sitting in established gardens. A second home has three bedrooms and an office, with a new bathroom and deck.

The herd is also for sale at valuation and includes 230 mixed-age cows, 70 R2 heifers and 70 R1 heifers. Artificial breeding is used for the first six weeks of mating, with a calving date set for August 2 and the bull is taken out of the herd on January 20.
