Prime dairy in heart of Southland

A Southland dairy farm covering almost 400 hectares is on the market for $18.95 million with the 1200-cow herd also available for purchase.

In the heart of Southland at Lochiel, the farm is only a short drive from either Winton or Invercargill, and an hour and a half from Queenstown.

Philip Ryan from Southern Wide Real Estate says the Lochiel district has been setting land sale records since the 1990s because it is recognised as prime dairy land with a warmer climate than the coast, a reliable rainfall and is consistently summer safe.

It is the first time the 393ha farm has been on the market in 20 years and Ryan says it is hard to find a property of its size, with everything under one roof.

“It’s an ideal farming operation that would suit family or investors. It’s got a good balance of soils, good internal races, plus an awesome homestead with six bedrooms and a boardroom-type office upstairs.”

The farm flows over flat-to-gentle contour and is subdivided into 104 paddocks with good six-metre-wide races and one underpass. Historically, the farm has produced 493,428kgMS from 1200 cows through its two dairies.

Number one dairy is a 50-bail rotary with a rectangular 500-cow yard and feed pad. Quality plant and equipment has been installed, plus auto teat spray, a meal feeding system, Dosatron, office and a viewing platform overlooking the operation.

The number two dairy is a 40 double-up herringbone, giving it 80 sets of cups, which also has quality plant and equipment, meal feeding system, Dosatron, a substantial 800-cow rectangular yard with vet and artificial insemination race facilities, plus side feeding.

An ample water supply from three bores with good quality water feeds a fully reticulated system throughout the farm.

An extensive array of farm buildings includes a large calf-rearing facility with three Lely calm feed robots each rearing 180 calves at any time. The calf shed can accommodate 800 calves and is also the base for the farm office, staff meeting room and storage.

Other support buildings include a four-bay concrete-floor fertiliser and grain shed, a substantial utility shed with a lock-up workshop and concrete floor, plus seven implement bays and a four-bay hayshed.

The main homestead is set in private and established gardens, and has six bedrooms, huge living spaces and an office/boardroom upstairs. Staff and workers are provided for in the five other homes which are positioned around the farm.
