A 303 hectare blank canvas in Marlborough has the potential for intensive development such as dairying or dairy grazing with consent to irrigate up to 100ha.

Nestled in a rare summer-safe part of Marlborough below the Richmond Ranges, the farm spreads over river terraces with flats, easy hills and a few steeper faces.

Joe Blakiston from PGG Wrightson said the farm was instantly appealing with its tree-lined entrance, numerous amenity plantings and the Wairau River on its doorstep.

"It's simply a stunning property in all respects with huge potential for intensive development. As you drive up the valley you pass well-established vineyards and neighbouring properties boast centre pivots irrigating dairy farms.

"The mild winters and natural microclimate in Pine Valley lends itself to development. With more than 100ha of flat land, plus a huge water right, the options are there for the taking."

The farm runs high-producing crossbred ewes, beef breeding cows and deer, adding up to 3000 stock units. The sheep part of the operation achieves 170% lambing and 2600 lambs are finished with carcase weights before Christmas of 18kg or more, while all cattle are finished on the farm. Lower numbers have been run in recent years and Blakiston said the farm could easily run 4000 stock units.

About 15ha of trimmed woodlots grow in various locations around the farm along with 300 feijoas, hazelnut and walnut, which along with the amenity plantings won it the Marlborough Habitat Environment Award in 1999.

A full range of farm buildings include a woolshed, covered yards, four haysheds, deer shed, implement shed and workshop.

A comfortable two-storied four-bedroom homestead sits in a gardener's setting, with native birds on the doorstep.
