Lovely and lots of potential

Kinloch Farm in north Otago’s upper Waitaki Valley is in its first season of milk production and targeting 280,000kg milksolids from 650 cows, and now it’s for sale with much potential ahead of it.

Located on the eastern bank of the Otekaieke River, the farm sprawls over 247 hectares including the 130ha milking platform on the valley floor, before rising to hills that grow crops and winter the herd. Another 17ha is leased from the Department of Conservation.

The Waitaki Valley is a rapidly expanding dairy development area and the farm lies not far from Kurow township to the west and the lakes district beyond. It’s an area with productive Ngapara soils that combined with irrigation produces good growth for milk production.

At Kinloch, two centre pivots irrigate the whole milking platform with consent from the Otekaieke River, delivering an average application rate of 20mm/ha every six days at low cost. The two pivots operate separately, with the full pivot using 34 litres/second and the half-circle pivot 22l/second. More irrigation is possible from the proposed Kurow-Duntroon Irrigation Scheme that would enable further growth. 

Dave Finlay from PGG Wrightson Real Estate says the farm was bought seven years ago as a dairy support block by the vendor, who then converted it for this season to supply the Oceania Dairy Factory at Glenavy. 

“The farm has been exceptionally well developed, providing good stock movement, excellent pivot irrigation, a top rotary shed, grain feeding and a rectangular yard capable of handling 1000 cows.

“It’s a lovely place with lots of potential.”

The milking platform is divided into 22 paddocks with well-developed lanes leading to the dairy which houses a 54-bail rotary with Waikato plant and a feed system for grain, palm kernel and molasses.

Effluent from the dairy is passed through a weeping wall to a pond before being irrigated on to paddocks by the pivots, which saves labour and enables it to be used as a fertiliser over the whole milking platform.

The hill area is divided into eight blocks and the soils grow winter crops of kale and fodder beet for wintering and shoulder milking the herd.

“Up there it’s a warm climate and the yields are very good.

“The pivot irrigation is efficient and low-cost, the shed is automated and the property has been developed to operate efficiently and with limited labour.”

For accommodation, the farm has a three-bedroom Oamaru stone house with a two-bedroom sleep-out and another home nearby is rented out. Farm buildings include a three-bay implement shed, a lockup workshop, and calf shelters in three small paddocks.

“The new fencing and stock water system, combined with an extensive new lane system, make this an extremely attractive unit providing great production growth options for intending purchasers.”
