Kaikoura farm for serious investors

A highly productive dairy farm on the outskirts of Kaikoura is for sale, offering an investment opportunity for a potential new owner to take over this established unit.

Mahunga Farm, located 27km southwest of Kaikoura on Scotts Road, is for sale for $4.5 million plus GST.

The 186.56 ha dairy unit produces an annual average of 160,000 kilograms of milksolids from 460 cows.

A 160-hectare milking platform, valued at $28,125/ha including improvements, with a further 7ha of drystock support, 40-bail rotary dairy, 500-cow covered feedpad with a 60-tonne palm kernel feed bin, two dwellings and numerous outbuildings and sheds are also included in the sale, Bayleys agent Andy Poswillo said.

The farm is leased until May 30, 2016, and is available for immediate possession. The property is divided into 46 paddocks and is well laned with good access. A two-pond effluent storage system has a 20-day holding capacity. It is irrigated over 54ha through a Bosch long line and has effluent consent for 500 cows. Stock water is fed by a 50mm pipe to tanks in the dairy, and then pumped to the farm.

The dairy has had all pumps and motors replaced in the past three years. The feedpad is next to it. The owners have maintained an excellent fertiliser history.

“The farm has a flat contour and 900-1000mm rainfall, with excellent fertiliser and regrassing history – 96% of the property has been regrassed in the past five years,” he said.

Two dwellings are included with the property and are less than a year old – a three-bedroom and a two-bedroom house. It also features an eight-bay implement shed, five-bay hayshed, six-bay calf shed and a fertiliser bin.

Mahunga Farm is located 15 minutes from Kaikoura and one-and-a-half hours from Blenheim, which offer all necessary services and amenities relevant to the business including vets, transports, engineers and two rural supply stores.
