Increased demand for new homes across the lower South Island has resulted in a spike in section sales at multi-million-dollar subdivision The Delta on the shores of Lake Te Anau.

Developer Scott Murray said the premium lifestyle development, offering unrivalled waterside sections with 360-degree views of the Fiordland National Park, was growing as a community.

"We’re getting strong interest from Southland and Otago with people having a keen interest in building homes that are affordable and well-located in this region.

"Buyer confidence is increasing across the whole country and our strategy for The Delta has been to support the need for quality housing in an area where the land has growing value."

In the past 12 months Murray and his partners have revitalised The Delta, one kilometre north-west of Te Anau. Native plantings have refurbished the central lake hub, while a network of walking and biking trails has been maintained for the entire community to enjoy.

The site represents strong value for money in comparison to other holiday destinations like Queenstown or Wanaka and is now attracting both locals and visitors looking to build a home.

Te Anau builder Roger Foote has built more than a dozen new homes at The Delta subdivision and said buyers appreciated the location with its close proximity to the township.

"Every section here at The Delta has world-class views and when our clients are planning their build it’s very easy to design the house to capture all the unique scenery.

"All our subcontractors are local and many live here – in fact my next door neighbour is literally the guy building with me which is great because if anything goes wrong you don’t have to go far to fix it."

He recently built his own new house on Wapiti Drive at The Delta and said it was perfectly positioned for outdoor activities.

"Oh I love it, love it. The hunting is right there at the end of the street and across the lake so it’s pretty easy and very special. Te Anau itself has grown into quite a cosmopolitan place now with restaurants, good shopping, and really great people. It's a community with everything you want right here."

Murray agreed and said the broad diversity of the area was attractive to a wide range of people, from first-time buyers to those looking to build a holiday home or retire.

"We have had strong interest nationally, particularly from Auckland and also offshore investors including from China. This area represents good value for money with sections starting just under $60,000. With such a huge variety of outdoor and adventure activities right at your door step, it’s proving to be a real winner."
