Great improvements and good prospects

A 74ha dairy farm for sale at $2.7 million near Edendale in Southland has a forecast production of 90,000kg milksolids (MS) this season and is well set-up for investors and sharemilkers.

It's available as a going concern with the opportunity to purchase 81,205 Fonterra shares, stock, plant, and machinery, and has the option of immediate or mid-season settlement.

Close to Edendale and the Fonterra milk processing plant, the farm spreads over predominantly easy rolling land with a small area of hill and gully on one boundary. It's subdivided into 29 paddocks with good pastures, including 5.08ha in new grass, another 5.98ha of pasture undersown with moata and 1.39ha sown in oats for the springers.

John Hay from Southern Wide Real Estate said the farm had a good standard of improvements including a 28-aside herringbone dairy with in-shed meal feeding, a standoff pad, new effluent system, and a renovated four-bedroom weatherboard home.

Last season was the vendor's first on the farm and 83,100kg MS was achieved from a herd made up of 50% first calvers. Through the season 120 tonnes of pellets and 32t of palm kernel was fed to the cows.

Now the farm is calving 210 cows and has the higher forecast production of 90,000kg MS for the coming season. As well as 73 bales of balage made on the farm, a further 160 have been purchased along with some straw for the 2014 spring.

Alongside the 28-aside herringbone dairy and its 300-cow yard is the new effluent scheme which has a weeping wall to an 822m3 lined storage pond leading to hydrants in paddocks and K-line pods.

Other amenities around the farm include a five-bay implement shed, four-bay haybarn, four-bay calf shed, and the standoff pad of bark chips that caters for 99 cows.
