For the past 18 years the same sharemilker has run the Baker Estate farm on a side road between New Plymouth and Egmont Village, following a relatively low-cost system that winters the cows on the milking platform and feeds grass supplements.
Bayleys agent Mark Monckton said a strong fertiliser history and improvements in good working order provided a sound platform for a new owner to add inputs into the system to lift production to the next level.
"There's huge room for production gains. It's got the fertility and has had good fertiliser applications over the years, but with every system there's always fine tuning."
Free-draining Inglewood coarse sandy loam and Patua sandy loam provides the base for the farm, while high-quality infrastructure has been added over the years. Today it includes a 50-bail Rotaflo dairy with a 450-cow yard leading into it and an extensive list of haysheds and implement sheds. A 1950s five-bedroom home and a three-bedroom relocated home complete the scene.
The farm is subdivided into 85 main paddocks and watered from the Waiwhakaiho River via a 50mm mainline. High-quality laneways lead between paddocks and the dairy and all the waterways are already fenced and planted.

Part of the farm is used as a runoff for some of the replacement heifers, while the 450-cow herd is wintered on the milking platform and begin calving from August 1.
