Feel the love in Southland

Major development in the past few years has created a well-loved dairy farm near Riverton in Southland that is now producing about 230,000kg milksolids (MS) and is for sale at $7 million.

The flat to rolling contour around Riverton is known as reliable dairy country and Philip Ryan from Southern Wide Real Estate said the owners of the 215ha plus 23ha lease farm had put a lot of work into farm since they bought it a few years ago.

"There was a lot of potential when they took it over and they've improved it by widening the races and putting them in the right place, plus a bit of subdivision. They've done a lot of regrassing and they've refenced – it's a well-loved farm."

Sitting just 7km from Riverton, the farm milks 550 cows with an estimated production of 230,000kg MS this season after reaching 222,000kg MS from 525 cows last season.

Most of the farm is north-facing with 64 paddocks accessed by good internal races and a further nine paddocks on a 23ha leased block. Twenty hectares of new grass has been sown every year for the past four years and this autumn the farm has 1.8ha in fodder beet and 3ha in kale.

At the farm's centre is the 40-aside herringbone dairy which is wired for a generator if the need arises. A calving/wintering shed nearby caters for up to 100 cows, while a large concrete feed pad is built for 400 cows.

"A good feature of the farm is the calving pad with the adjoining standoff area. There's feed bins there as well so cows can stay inside and calve inside."

A well set up calf shed adds to the infrastructure, along with an implement shed/workshop, a four-bay haybarn and a three-bay haybarn with an attached workshop.

A new effluent system, installed in 2008, has two weeping walls leading to a 90-day holding pond, from where it can be sprayed through two sets of uni pods onto paddocks.

A brick and roughcast homestead with four bedrooms and a near-new kitchen is nestled into the native bush with views over the farm. Two other houses on the farm include a three-bedroom brick and roughcast home and a two-bedroom weatherboard home.

"It's a lovely sheltered setting for the main home, nestled into the native bush and overlooking the farm. Overall it's a very good, reliable farm and handy to all the local cafes and beaches at Riverton."
