The freehold property at Staveley, in the Mid Canterbury foothills, has mainly flat contour and is fenced into 28 main paddocks with a new laneway system to the centrally-located cattle yards.

The owners have had the property for more than six years and in that time have invested time and money into improvements to the land’s fundamentals.

Jon McAuliffe of Bayleys Ashburton said the property has undergone extensive development to the drainage, fencing, and laneways, along with a dedicated regrassing programme.

“Large fertiliser inputs have enabled 16,000kg/ha of grass to be grown which is an impressive production tally. The Oxford silt loam soils and the regular rainfall of about 1.5m a year have added to the strong grass credentials that this property boasts,” McAuliffe said.

Currently, 600 rising two-year-olds or equivalent are being grazed on the unit, but McAuliffe said the property could be suitable for conversion with the necessary investigations and approvals.

“Given the higher rainfall the area enjoys, the property could be suitable for 300-350 cows. A prospective buyer could look into this and explore options further.”

The stock water scheme has been upgraded in the past six years and farm infrastructure includes a three-stand woolshed with covered yards and a six-bay hay shed.

“The woolshed complex currently has some temporary accommodation for seasonal staff so the property is definitely flexible and adaptable to changing farm requirements,” McAuliffe said.

Staveley is a picturesque area with unique scenery, bush walks, strong community spirit and good local amenities including the renowned Staveley store and café.

“There’s something about the Staveley area that attracts interesting and eclectic people. It’s a farming district with a good vibe.”
