Easy to manage with good potential

Edendale, where a 167ha dairy farm is for sale, is considered the dairy farming mecca of Southland, with the right combination of factors to grow grass and grow it well.
Reading Time: 2 minutes

“It doesn’t get too wet or cold or dry and if you can’t grow grass there you won’t grow it anywhere,” Wayne Clarke of Southern Wide Real Estate said. “That’s why the factory is there and the intensity of dairy farming is there.”

The flat to easy rolling farm has 155 effective hectares and this season has a target of 208,000kg milksolids (MS) from 420 cows. At the same time it ran 173 heifers on the farm, reared 220 calves and wintered 100 cows.

Last season the farm produced 171,398kg MS and wintered 200 cows, reared 315 calves and kept 100 heifers on the farm.

In the past it’s wintered up to 300 cows as a development tool and Clarke said that work had now been completed, with 60ha of pasture recently renewed.

“This is the first year it’s been run as an intensive dairy platform because they’re at the end of the development road. So there’s still potential for someone to realise.”

At the heart of the farm is a 40-aside dairy built in 1999 with DeLaval plant and a circular yard, with effluent feeding through a stone trap to a 100,000 litre tank, then two weeping walls before reaching a storage pond and ultimately irrigated onto pasture via two lines of K-line pods.

The effluent consent caters for 700 cows until 2023.

Nearby is an 11-bay calf shed, implement shed with workshop and a hay shed, while owners and/or staff are accommodated in a three-bedroom home and a two-bedroom Versatile cottage.

“The infrastructure and the layout of this farm makes it very easy to manage for yourself and staff alike.

“It’s size is very desirable too – a great Mum and Dad size. It’s a size people want nowadays because not everybody has the ability to manage scale.”

The farm is for sale at $6.55 million and can be viewed at www.southernwiderealestate.co.nz. For more information contact Clarke on 03 218 2795 or 0274 325 768.
