Done once, done right

The “do it once, do it right” approach for a dairy conversion in the Top of the South three years ago produced a farm to a high standard that is in good heart today.

Now for sale, the 161ha farm at Dovedale near Nelson milks 450 of the 500 cows on the property and has steadily increased production since its conversion, going from 145,000kg milksolids (MS) in its first year to 179,000kg MS and then 202,000kg MS.
The farm covers 25ha of flats that flow into 50ha of rolling contour and then 85ha of hill country, with new farm tracks, fencing and an upgraded stock water system put in place before an extensive regrassing programme.
At the time of the conversion a high-spec 54-bail Read rotary dairy was installed along with an in-dairy feeding system, and a new 10-bay calf and machinery shed.
An extension of the irrigation water resource facility provides water to 50ha by K-line, while effluent runs through a third of that area. Added to the list of facilities are four haybarns and two silage pits.
John Hollis from Harcourts Nelson says the “do it once, do it right” philosophy of the owners is obvious in the farm’s setup.
“All the infrastructure is beautifully set up and the owners are very good at doing that. It’s in a great location too, close to Richmond, Nelson and Motueka and that’s a big plus.”
Three years on from its conversion, the farm is still reaching its full potential, he says.
A comfortable four-bedroom bungalow provides family accommodation close to the Dovedale Primary School and within easy reach of town.
The farm is for sale by negotiation and can be viewed at www.harcourts.co.nz ref NN7883.
