Conversion chance in Wanganui

A high-performance property in the sought-after Maxwell region northwest of Wanganui includes 245ha of flat land ideally suited to dairy conversion.

In all, the farm spans 434ha and has been finishing around 7000 lambs at 21kg each year as well as 600 three-year-old steers at 430kg carcaseweight, with an intensive maize and cropping regime alongside.

The farm is now for sale by tender and Jamie Proude from Property Brokers said the farm was held in eight titles, with the bulk of the flat land blocks adjoining each other.

"It's a very sought-after area and ideally suited for dairy conversion because the bulk of the flat contour is made up of adjoining blocks."

This season, 93ha of land was planted in maize with historic yields up to 11.2 tonnes of dry matter (DM)/ha. Twenty hectares of summer Pasja fodder crop also goes in the ground each year and the intensive cropping regime has enabled continuous pasture renovation of quality rye and clover species over the cultivable country.

Fertile soils play a big part in the farm's production, with predominantly black silt loam on clay and a regular history of high-level fertiliser inputs over the years. Olsen P levels range from 19-37 at a depth of 15cm, while pH levels range from 5.7 to 6.3.

The owners have farmed the land, 21km northwest of Wanganui, in conjunction with hill country properties and brought young stock to the productive land to finish as well as lambing 650 ewes on it. Summer fodder crops are planted annually for lamb finishing, with the first draft picked in the first week of November.

Three hundred steers are brought down from the hill country properties during June/July and finished by November/December, with another 300 steers replacing them to be finished around May/June.

The farm is well set up for the enterprise, with 65 main paddocks and seven holding paddocks, all watered from a recently upgraded, spring-fed water reticulation system using 35-40mm pipes.

Another beneficial aspect of the farm is a long road frontage that assists with access and stock movement, while internally the farm has a network of 4×4 tracks to the paddocks.

Good infrastructure on the farm includes several implement sheds, storage, a stable, woolshed, sheep yards and a quality set of cattle yards. Added to this are two homes; a comfortable four-bedroom main house and a tidy three-bedroom second house.
