Buy one or buy them all

A block of more than 2000ha of eastern Southland rural property is for sale in one of the largest recent offerings of New Zealand dairy land.

PGG Wrightson Real Estate is selling the land, made up of nine farms ranging in size from 33 to 399ha, all within a 5km radius between Mataura and Gore.

Currently owned by Solid Energy, PGG Wrightson Real Estate general manager Peter Newbold said the properties are likely to be well received by the market.

“In the past few months demand for dairy land has exceeded supply. Investors are motivated to take advantage of the international market for milk powder, which is driving up the forecast dairy payout. For the same reason dairy farm owners are reluctant to sell.

“As a mix of dairy farms and dairy support properties, this portfolio should create a positive response from farmers and investors looking to take advantage of the favourable current conditions for dairy produce,” he said.

Andrew Patterson, PGG Wrightson Real Estate Southland regional manager and his team are marketing the nine farms, which are for sale by tender closing on April 3. He said the properties may sell individually or as a whole.

“Ideally located relative to Fonterra’s Edendale plant, and on favourable soils, with appropriate development under new owners these farms offer scope to increase productivity.

“At present they comprise three dairy farms currently milking 2015 cows and aiming to produce 785,000kg milksolids this season, two dairy conversion properties totalling 550ha and four dairy support properties totalling 580ha.

“Two of the dairy farms border each other, so could easily be farmed as a 670ha single unit. Investors will recognise benefits in the scale of the overall offering. Since the nine farms are for sale as individual units, purchasers have plenty of options to explore,” he said.

Patterson said good-standard accommodation is provided on the properties, which total 2031ha. Farm buildings include one rotary and two herringbone dairies.

A series of farm open days until mid-March will be organised for prospective purchasers.

Solid Energy originally put together the portfolio of properties to secure access to the district’s large lignite coal resource. The company’s plans have now changed and it no longer requires the land.
