Retiring Australian farmers at Kyabram in Victoria are selling their 178ha dairy farm that produces more than 200,000kg milksolids a year from 400 cows.

The laser-levelled property, with three dams for irrigation, sits just 10 minutes from the northern Victoria town and has produced consistent production year after year.

Les Cain from Sallan Realty said outstanding facilities and layout were part of the equation that enabled the farm to achieve good production.

"The farm is extremely well laid out with a centralised 50-bail rotary dairy and feedpad. The dairy has electronic Westfalia plant, a 14,000 litre vat and 100 tonnes of grain storage.

"And our vendors would consider a walk-in walk-out, which means a new owner could take advantage of next season's milk price."

The farm is milking 380 cows and carries 75 heifers for their first 12 months before grazing them off the farm.

Good quality soils are regularly topdressed with a mixture of chicken manure and lime, with some nitrogen over the winter months. Effluent from the dairy is pumped into the farm's recycling system and gravity-fed over the farm.

About 77ha is in permanent pasture and the balance in annuals as the focus for the farm has been using home-grown feed as a base for production.

Two family homes, including an extensively modernised three-bedroom weatherboard house and a three-bedroom cottage, front onto a tarsealed road. An abundance of sheds caters for farm machinery, workshop and calves.

"This is a good operating farm showing good returns and it has a strong history of producing top-quality milk."
