Attractive dairy at Flemington

An attractive 159.6-hectare dairy farm with tree-lined paddocks near Ashburton is for sale for $8,621,000 plus GST.

The well-developed unit, with 155ha effective, on good soils with an efficient spray irrigation is at Flemington, 12km southeast of Ashburton, and has immediate appeal, Property Brokers agent Paul Cuneen said.

The farm has operated by a contract milker in recent years, with overall working expenses at $3.57 per kg milksolids.

High levels of production can be attributed to effective development driving effiencies and ease of management.

Soils were Waterton silty loam and Longbeach silty loam soils which were medium draining with a good silty clay base.

They were productive with a good natural nutrient status and relatively easy to cultivate. Pastures are high-quality ryegrass-white clover.

The farm is flat and well-suited to dairying, being about 35m above sea level, 3km from the coast, with a temperate climate and an average rainfall of about 600mm a year spread throughout the year

A capped central lane gives access to 34 main paddocks, well-fenced all with electric mains access.

Two water troughs per paddock are fed by a reticulated supply from two wells.

A centrally located 42-aside Herringbone dairy has Read plant and a meal feeding system including 10 tonne mixing and 30t storage silo.

A new refrigeration unit was installed this year. The 600-cow yard has a Dippie backing gate, with a standoff pad adjacent to the dairy.

A small travelling irrigator supplies 48 hectares in 13 paddocks. Cowshed discharge is pumped to three-million litre rubber-lined pond which was developed in 2012. This enables 60 days storage.

Other infrastructure includes two six-bay and one two-bay hay sheds, a two-bay implement shed, workshop converted from the old woolshed, a 130t feed silo, a 13t urea silo, Portacom office at the dairy and a quality mai mai at the duck pond.

The main three-bedroom homestead was built in 1973 in Summerhill stone and extended and substantially modernised in 2000. The master bedroom has an ensuite.

There are two living areas plus open plan kitchen/dining/ living area, with log burner and three heat pumps. An attached double garage has a fourth bedroom.

The farm has three other houses – a 2015-built brick three bedroom house with double garage, a 1996 brick three-bedroom house with double garage and attached fourth bedroom, and a 1999 brick two-bedroom house with open plan kitchen-dining-living and double carport.

Flemington was a vibrant farming area with a predominance of arable farming and stock finishing, Cuneen said.

It was a tightly held location with numerous long-term owners which allowed good opportunities for off-farm grazing and feed supplies.

All major social and commercial amenities were available in Ashburton. The local primary school was about 7km west at Longbeach, with school bus pick-up at the gate.
