All flat and once a day

Retirement beckons for a West Coast farmer who achieves about 1000kg milksolids (MS) a hectare following a low-cost system of milking once a day (OAD), wintering the cows on the milking platform and growing all the supplements.

Located at Kokatahi on Hokitika river silts, the 103ha farm is for sale at $3.15 million plus GST, with the once a day herd available at valuation and a flexible possession date.

Greg Daly is marketing the farm after launching his own real estate company, Greg Daly Real Estate, with a team that includes his wife Deedee and real estate colleague Michael Curragh.

Among their listings they have about a dozen West Coast dairy farms ranging from 170 to 720 cows and priced between $2.33m and $7.25m.

The Kokatahi farm has the Hokitika river silts that Daly said achieve some of the best production results for dairy farms on the coast and the herd was now achieving the same results on OAD that it was on twice a day.

“He’s been on OAD for about five years now and it took about four years to reach the same production, with every year increasing by about 10,000kg MS.

“He’s owned the farm a long time and it’s a very tidy farm with all the shedding top of the range and he’s also been proactive with regrassing.”

The farm is milking 300 cows through a 40-bail rotary dairy with new cup removers and a 400-cow yard. It’s an entirely flat farm with 350-400 bales of balage made annually for supplements.

Just 3km from the farm is the support unit where another 400 bales of balage are made each year and young stock graze.

Most of its 119ha is grazable with about 20ha worked up and regrassed. It’s also available for purchase at $550,000 plus GST (if any).

“Because he’s a retiring farmer, it doesn’t have to be a June 1 changeover and he would consider leaving it sooner.”
