The 251ha farm with 16ha of leasehold land lies at Rotomanu, close to the base of the ranges and just a couple of hours from Christchurch through Arthur's Pass.
Greg Daly from Greg Daly Real Estate said it was a traditional dairying region that had a reliable rainfall with soils that drained well.
"It's all good soils on the farm and a balance of heavy and light. So when it does get dry there's some heavier soils to go to, while on the lighter soils where the gravels are right at the top, it drains so well that it can handle the rain."
The farm is self-contained, wintering 470 cows with the help of winter crops and silage made on the property. About 900 tonnes of pit silage is usually made each year and 7ha or so of crop through winter that is then put into new pasture.
Through spring, 80t of meal is fed to the cows through meal feeders in the dairy and this season the mix has included palm kernel and pellets. The 34-aside dairy is centrally located on the farm which is split into 71 flat paddocks on the milking platform and is an easy shaped block to work around. The milking platform makes up 200ha of the farm, with a further 30ha providing support land.
Two homes on the farm are both in good order and include a six-year-old Versatile home and a recently renovated three-bedroom house. A mix of sheds on the farm caters for implements, calves, workshop and fertiliser. There's also a calving pad and standoff pad.
"Rotomanu is seen as a good dairy area and a lot of guys go there because it's a bit cheaper and is an opportunity to advance in the industry. This place has got handy staff in place for next season too which would be an advantage for an investor."
The herd is also available at valuation, with 370 mixed-aged crossbred cows, 100 R2 heifers and 100 R1 heifers.
