Lifestyle or hort potential for coastal farm

A large mixed-use coastal farm which commands breath-taking views of the Bay of Plenty and even boasts its own airstrip is on the market.

The 260-hectare Sybton Farm, at Waiotahi, has operated as a dairy and dry stock beef unit, but it has the potential for horticulture or be subdivided into lifestyle or rural residential properties.

The property was well placed to take advantage of the area’s growing popularity with lifestylers looking for a gentle climate, beautiful scenery and an easy pace of life.

The farm was a solid business proposition, with dairy side of the operation produces an average 105,000kg milksolids from 320 cows.

Comprising four titles, the farm has 124 well-fenced paddocks spread over a mixture of flat and hilly land, with a central pumiced laneway providing easy access to all areas.

The dairy cows are milked off of 110ha, with the remaining 150ha used for grazing 320 mixed age beef cattle.

Bayleys sales agent Rhys Mischefski said: “Further enhancing the property’s profile is that it boasts at least 30ha of prime horticultural land, with some of region’s most productive orchards neighbouring the property.

“It is a solid, well set-up farm, one of the Bay of Plenty’s best, and will be of huge interest to investors.”

The hub of the dairy operation is a 24-aside herringbone with Alfa Laval milking machinery, but other infrastructure includes: a three-bay stable with wash bay and tack room, multiple barns and implement shed, a 50-tonne fertiliser bin with sliding roof, stock yards and sheltered dressage area, and a 500-metre-long airstrip.

Resource consent is in place until 2024 for dairy effluent to be pumped into a pond, from where it is gravity-fed to a travelling irrigator, while bore water is reticulated to all paddocks via a 40mm main line.

The main four-bedroom homestead was built in the early 1900s. It has two living areas, two bathrooms and a carport that leads to a sleep-out. The gardens are well developed and the section is fully fenced.

The second three-bedroom house faces the coast and was used as the manager’s home. A solid woolshed next to the house can be used for calf-rearing or dry storage.

The region’s warm climate, stunning views and pristine beaches underscore the property’s potential for subdivision into lifestyle blocks. Add to this, the farm is well-served by roads, including State Highway 2, and is flanked on either side by Whakatane and Opotiki.

 “The bay is highly rated for its deep-sea fishing, boating and surfing while the nearby bush country is well stocked for hunting,” Mischefski said.

“Spots identified on the property for subdivision look out to Whale Island and the iconic White Island.”
